Home inspection costs vary but a good rule of thumb would be to expect to pay from $350 to $500 depending on size and age of the home.

The inspection includes major components which typically include the structural foundation, the exterior structure and roof, the interior structure, the heating system, the electrical system, and the plumbing system and, sometimes, the major appliances. The inspection is limited to items that are safely and readily observed. And there are many other types of inspections that may be applicable in some situations…like Radon testing or a sewer scope.

The inspection enables your Inspection Objection contingency. Which in turn allows you to renegotiate the price paid for the home, ask the sellers to cover repairs, or even, in some cases, walk away. Your agent can advise you on the best course of action once the report is filed.
